Very often we find buyers that are under the misconception that they will get a better deal without an agent representing them in the transaction, or that the Buyers agent is going to charge them a fee. Neither one of these misconceptions are true. Also many builders will not offer their latest "percs" unless you know how to extract the information from their Agent.
Firstly, it would be against the law for a builder to offer a house for less money without using an agent according to the Builders code of ethics.
They can choose to offer their homes exclusively, but that would mean that they would not pay a commission to any agent that brings a Buyer.
In the Tucson market that would not be a good policy, as Realtors make up a large body of professionals that take their clients to see new homes in the Tucson area.
Secondly, having a third party to the transaction that keeps a paper trail can often work well for the Buyer.
Very often a Buyer doesn't know what to ask to get the Builder incentives on a home. Many people also do not realize that the Builders agent represents the Builder and therefore can find it hard to also represent the Buyers best interests. This is called Dual Agency. Realtors also know which Builder has the the best incentives as it is their business to find out for you.
Many a time I have put in offers on a home that a Builder's agent said would not work, and ask that it be submitted to their Broker. The offer has quite often been excepted. This is not the rule, but does show that there is a significant advantage to use a Buyers Agent as a party to the sale of your new Tucson home.
At one time I also had a client that came to me after losing a deal with a builder. Escrow had been opened, and the builder sent her a cancellation notice and accepted another offer. Her attorney asked her if she had a Buyer's agent assist her in the transaction, and she had to say no. He informed her that a third party would have kept a paper trail on her home and would have validated her lawsuit.
Also using a Buyers Agent can help if you are building a home from out of state. The buyer agent acts on your behalf to attend walkthroughs and can also take pictures for you during construction, and always represents you in the transaction
So , use a Buyer's Agent for your next new home purchase as "the percs" change constantly, and your Buyers Agent is versed in dealing with new home Builders and Builders Agents to get you the best deal, and help you throughout the transaction.
