Tucson Real Estate Market still experiencing increased Buyer activity

From the Recent Press Release:

"Tucson is still experiencing a significant increase in buyer activity,  as we head into the Fall/Winter Season.
The amount of active Tucson Home listings on the market was 6,095. This is a decrease of 25% from the same time last year in August 2008.

There were also a total of 957 closings in August 2009,
When compared to the same time last year, the sales figured are up by 6%.

Tucson home inventory on the market is also showing a decrease which appears to be reinforcing the latest trend for Tucson.
In August this figure was  6.4, a significant decrease from  9.0 in August 2008.

However, the median price of sold homes was $162,500 for the month of August 2009, which has reduced 12% from August 2008.

It is therefore a great time to purchase a home as Tucson prices are very affordable, inventory is coming down and home prices appear to be stabilising.
New home builders are offering great incentives for you to buy before the first time home buyers tax credit runs out on November 30th 2009.
New property Tucson home sales are up 52% from the same time last year in August of 2008.

The inventory of homes has reduced in the Foothills. 85718 now has around 8 months of inventory compared to a few months ago when the inventory was over 12 months.
85750 still has 11 months of inventory, but this has also reduced from 13 months several months ago.

The most significant drop in inventory is in the 85749 Zip Code where three months ago there was over 24 months of inventory. This has now reduced to 10 months, which although still high, is showing signs of improvement.

Many Zip Codes now have a less than six month inventory, a good sign for an improving market.
However many lenders still see the whole of Arizona in a depreciating market, and Tucson often gets evaluated with the Phoenix market as one area.

Our statistics are quite different.

Interest rates are still very low for FHA and Conventional Loans and this week were hovering around 5%. There are still strict qualifications for Jumbo Loans, but they are out there and at great rates. Fixed Rates can be obtained for 5.5% for less than $500,000 and then 5.75% over $500,000.

The Tucson Real Estate Market  is experiencing a significant increase in Buyer activity, something that we will be watching into the usually busier Fall/Winter Season.
Remember Tucson homes must be closed before the cut off date of November 30th 2009 to get the tax credit."

Tucson Santa Fe Style Homes

Tucson has a variety of home styles to choose from including the Santa Fe.

 

One of the style that we frequently get asked about is the Santa Fe Style Home.

There are a few builders that specialize in the Santa Fe style of home, one of them being T J Bednar Homes.

They are a  local based company, and have done many subdivisions all of Tucson.in all price points. 

They also embody the architectural heritage and rustic elegance of the old Southwest.

One of their newest Communties is ">Oasis Hills in the Northwest.

It is a very convenient neighborhood for those looking for quick access to the freeway.

In talking with the sales agent, the sales have been steady  in the community, which actually seems to be the general consensus in most areas when talking to new home sales agents at the moment.

There are also other builders that are reknowned for their Southwestern style. Sombra homes and Miramonte Homes

Sombra Homes have been building Santa Fe Style Homes since 1989, and have a good reputation in Tucson for building a quality product.

Sunset View Estates is a conveniently situated community on the West side where the home have the beelive fireplace options, vega beams otpions and also the exposed beams on the outside of the homes as requested by the Buyer, in the style that they choose.

Both Sombra and T J Bednar Homes build an energy efficient home.

Miramonte Homes were building in Tucson for many years, but had  sold their business to Standard Pacific Homes.

However, the exit of Standard Pacific from the Tucson marketplace it also happily brought Miramonte Homes back in business.

They build a quality product with various design slants. They actually have urban neighborhoods with Southwestern Design in Miramonte at the River

Tucson Short Sales… deal or no deal?

Tucson Short Sales myth or truth?

Many Buyers are currently attracted to the Short Sales that are currently listed in the Tucson MLS. There are a few areas of Tucson that currently appear to have more Short Sales than others.

Some of this may be due to investor bail outs, and also adjusting ARM’s.

However Short Sales are not always what they seem. Unlike a foreclosure, they have a much more extended process. One has to deal first with the Seller that has to Accept the Contract, and then the Contract is sent to the bank.

Many of them are placed in MLS with pricing that will not work, and most have not had any type of bank approval that the price will even remotely work. Many of the banks will only accept paperwork when an offer is in place.

It has been our experience that the process can take at least 4 to 5 months.

So if you are wiling to wait for an extended amount of time, and then find out that the bank may be unwilling to accept or counter your offer, then I would suggest that you negotiate on an existing home that is well priced, or one that the Seller is willing and able to negotiate on their price.

I totally understand that there are Sellers that are involved in Short Sales in Tucson through no fault of their own adn have had depreciating values. I also believe   that Short Sale process should be available to Sellers.

However, the banking process is currently lacking in its efficiency to perform with the large amount of Contracts that they are receiving.

Reform should be made  so that the process is easier not only the Sellers, but also to the Real Estate agent that has to call and leave multiple  messages that do not get returned. Many times the bank tired to negotiate away the commission that the agent definitely deserves. Short Sales require a myriad of phone calls, time and multiple Contracts.

One would also  think that when one assigns a negotiator that the Contract would be close to getting settled?

However, the reality is that  an agent may go through three to four bank negotiators before a Contract gets accepted or countered.

If you are a Seller, realize that your home even when it gets an offer, may take many months to come  to fruition. Also remember that when you have more than one note the process becomes more difficult.

Look for a Tucson home for sale with an experienced Real Estate Agent that can help you understand the area, the location of the home, and can present an offer that will work in our current Tucson market. If you decide that you would like to put an offer on a Short Sale, then realize how the process works, and how long the home may take to come to fruition.

Tucson Downtown Living Update

 

One North Fifth continues to progress towards completion. It has recently been reported that over a quarter of the units have already been rented which is great news for the downtown revitalisation projects that are underway.

 

Williams and Dame, the Portland is the Oregon based company  that is a partner in redeveloping the site.

Brown said the apartment models have been set up and they are  receiving around 10 to 15 calls a day for information about the units.
 

The preleasing of the units will take place in a two phase process. They are looking for an August opening for the 96 units, while they also construct the retail spaces below. These should be available in the late Fall.

They are also looking for non chain business  to keep the  eclectic feel of the neighborhood.

10% of the project has been set aside for affordable housing but the rents are definitely on the higher end of the spectrum for downtown.

As many people know in Tucson, The City of Tucson received a $9.8 million HOPE VI Revitalization grant in May 2005 from the U.S. Department of Housing and Urban Development.

This grant was given  to revitalize the public housing units at the Martin Luther King (MLK) Apartments, and create a new mixed-income urban community.

One of the principals, Williams and Dame became interested in the Tucson downtown revitalisation project, mainly because of the four-mile streetcar system, that was approved here by voters in 2006. This project is already under construction.
The Streetcar project will be a much needed asset to downtown Tucson.

Brown was quoted as saying that "Downtown Tucson is not currently a proven market for condos, but we think it will be," He also added that  "In the short term, the important thing is to get people living downtown. Right now, downtown actually dozen’t have a lot of apartments or condos available."

As we all know, as the city center becomes populated, then other developments will follow such as Retail.

The market has also changed in the last two years, but the developers feel that Tucson is ready for this kind of project.

The University of Arizona with its 50,000 students, and also Tucson reaching the 1 million population mark, and that the city despite current economic conditions continues to grow are all factors to take into consideration.
With gas prices rising many people are looking for a shorter commute to the Downtown area.

As Donovan Durband, executive director of Downtown Tucson Partnership recently said, "If the Tucson streetcar had significant impacts within two blocks in either direction on stimulating new development, we would have a transformed downtown. If we had even 20 percent of the growth in residential units and office space in our downtown as Portland has had, the impact on downtown would be enormous."

Rio Nuevo Project in Tucson Update

For the last eight years all of Tucson has been waiting for the downtown  development of Rio Nuevo to come to fruition.

New landmarks have been promised and then put on hold in the downtown Tucson area.

It would be great to see a significant progress to Central Tucson, but it appears that we are going to have to wait at least another year again for most of the projects to get off the ground.

It appears to be the same old story. I have been telling visitors that came three to four years ago, that it would take 4 to 5 years to completion….not four to five years to get started.

The only project that seems to be getting off the ground ,and that has made progress over the last year, is the former Martin Luther King Apartment  Building now called One North Fifth.

I remember many years ago when I was a Home Health Nurse, taking care of a disabled man that lived at the complex, and it was in dire need of redevelopment then. It is a welcome change to see the remodeling of the Building as I drove passed it the other day.

 One North Fifith  will have studio and one bedroom apartments for rent in the complex, and and it will also encompass retail units below.

The complex will also have athletic facilities, and underground parking plus a great roof deck to take in  a 360 view of the Catalina Mountains, the Tucson Mountains, the Rincon Mountains and the Santa Rita Mountain range at one time.

It is situated close to the Hotel Congress, the Rialto Theatre, the University of Arizona,  4th Avenue shopping, the Tucson Convention Center,  and the  Arts District.

It will be a flagship for the downtown revitalisation project, of Rio Nuevo  and should help other projects to get off the ground.

 

 

Tucson Business and Employment..how is Tucson seen in the US

Many  people thinking about a possible recession and also the job market in Tucson,  ask us what is Tucson known for in the way of employment.
Most people relocating to the area also want to know what are the top employers, and  what kind of job growth are we seeing. 
Apart from our big employers such as Raytheon, the University  of Arizona,  and Davis Monthan Airforce base, there are new sources of employment coming to Tucson.
Last year we rented one of our houses to Solon a Solar power company that employs people from around the world to research  and make solar alternative forms of power.
I just however read some news that Tucson has been singled out as a city  as one of the "rising biotechnology star" cities in  the US.
This has been reaffirmed  with the expansion of the bio sciences sector  and  programs such as the Technology Research Initiative Fund and the the Bio5 Institute at the University of Arizona.
We recently showed homes to someone that will be working at the  planned Arizona Bio Science Park.
The new article also mentioned  a recent $50 million grant from the National Science Foundation for Bio5′s iPlant Collaborative. This Foundation  will design computer infrastructure for plant scientists.
 
Looks like Tucson is on the map!

Tucson New Home Incentives

Tucson New Home Incentives were just published by Lennar Homes.

During the recent news there has been speculation as to why pending contracts are up, but closings are still not showing an increase.

Many people have speculated that it might be due to an increasing number of  new home buyers that will not close soon,  either because the new home is being built, or the builder is not reporting correctly to MLS, or that the new home sale is not being reported through the MLS system.
