Many people are looking for homes in and around the University of Arizona that are of a decent size and also under $400,000.

This is often a challenge as many of the homes, in Sam Hughes and around Blenman Elm, are smaller and have do not have three bedrooms. Bank owned home in Saguaro Ranch

There are many deals to be had right now in Tucson if are patient and willing to wait. Many of the bank owned homes come back on the market close to market value or under, and if you are patient you can get a deal.

I have many clients that are going down to the courthouse steps to see if they can get a bargain. I have advised them that is the most dangerous way of buying real estate. These are a few pointers why:

1. You must provide $10,000 certified funds prior to bidding for the  bank in question…you have to identify the bank and have the appropriate cashiers check.
2. You must pay off the entire purchase price in full within 24 hours or by end of business next day.
3. Properties sold at the public auctions are sold without warranties. There is a possibility that the property may have liens and judgements tied to it. You also have the nice job of evicting the property owner or renter of the home.
4. 50% or more of the homes going to auction that day will be cancelled  by the bank, and 9 out of ten are bought back by the bank.

As mentioned above, there are inherent problems in this approach, unless you are an investor and have done your Title  research on the home.

You could be absorbing multiple liens and are committing to buying something with possible inherent problems. Many homes end up being taken off the list, and the bank buys them, or they are very competitive and end up not being the best deal. You also have to purchase the property with your liquid cash.

When you buy an home that has been foreclosed and goes back to the bank, you are issued  title insurance that will protect you with a clean title policy and is insured against any liens by the Title company.

Sometimes when I am looking around  I see a deal and wonder why a foreclosed home like this  is still on the market.Admittedly it has a different floorplan, but it is a quality built home.

I could possibly be that the home is over a million dollars, and that market is very slow. It could also be that the development went into , and the outcome of the development is in question by many people. However, this does not negate the fact that this home is a great deal because of the appointments.

It is a very unusual home in its floor plan but the appointments are luxurious, and it originally was built for over $ 3,000,000.

It is currently listed at $1,200,000.

It is located in Saguaro Ranch, and there have been issues with Bankcrupcy of the luxury  gated development, but if you are looking for seclusion then this would be the development for you.

With over 7000 square ft this  foreclosed Northwest home,  is luxurious in its appointments. If you also look at the priced per square foot then this is also a good deal.

According to the Standard & Poors Case-Shiller Index, home values rose 5 percent in June versus the month prior, and 4 percent from a year earlier.  It’s the 16th consecutive month in which Case-Shiller reported an increase in home values and the third straight month of outstanding results.

That said, homeowners and home buyers in tucson would do well to temper Case-Shiller enthusiasm. The June figures are issued on 60-day delay and, over the last 60 days, housing data has been lackluster at best.

• Existing Home Sales are down 27 percent
• New Home Sales are down 12 percent
• Homebuilder confidence is down

Stories like these highlight a key weakness of the Case-Shiller Index — it’s out of date as soon as it’s published. Because of this, the Case-Shiller Index relevance to everyday Americans is muted. People don’t buy homes in the “60 days ago” real estate market, after all.

June is ancient real estate history to buyers and sellers in sam hughes.

However, the Case-Shiller Index does have its place. As the most widely-followed, private-sector housing tracker, the index is used to help make policy decisions and to shape Wall Street’s expectations of the economy. This means that a strong Case-Shiller reading can cause mortgage rates to rise, and a weak Case-Shiller reading can cause rates to fall.

Tuesday, mortgage rates fell.

“Helping families one step at a time”

From the Recent Press Release:

"Tucson is still experiencing a significant increase in buyer activity,  as we head into the Fall/Winter Season.
The amount of active Tucson Home listings on the market was 6,095. This is a decrease of 25% from the same time last year in August 2008.

There were also a total of 957 closings in August 2009,
When compared to the same time last year, the sales figured are up by 6%.

Tucson home inventory on the market is also showing a decrease which appears to be reinforcing the latest trend for Tucson.
In August this figure was  6.4, a significant decrease from  9.0 in August 2008.

However, the median price of sold homes was $162,500 for the month of August 2009, which has reduced 12% from August 2008.

It is therefore a great time to purchase a home as Tucson prices are very affordable, inventory is coming down and home prices appear to be stabilising.
New home builders are offering great incentives for you to buy before the first time home buyers tax credit runs out on November 30th 2009.
New property Tucson home sales are up 52% from the same time last year in August of 2008.

The inventory of homes has reduced in the Foothills. 85718 now has around 8 months of inventory compared to a few months ago when the inventory was over 12 months.
85750 still has 11 months of inventory, but this has also reduced from 13 months several months ago.

The most significant drop in inventory is in the 85749 Zip Code where three months ago there was over 24 months of inventory. This has now reduced to 10 months, which although still high, is showing signs of improvement.

Many Zip Codes now have a less than six month inventory, a good sign for an improving market.
However many lenders still see the whole of Arizona in a depreciating market, and Tucson often gets evaluated with the Phoenix market as one area.

Our statistics are quite different.

Interest rates are still very low for FHA and Conventional Loans and this week were hovering around 5%. There are still strict qualifications for Jumbo Loans, but they are out there and at great rates. Fixed Rates can be obtained for 5.5% for less than $500,000 and then 5.75% over $500,000.

The Tucson Real Estate Market  is experiencing a significant increase in Buyer activity, something that we will be watching into the usually busier Fall/Winter Season.
Remember Tucson homes must be closed before the cut off date of November 30th 2009 to get the tax credit."
